Do I pay anything upfront when starting management?
In most cases, no. There are no upfront management fees to begin service. The only initial fee may be the Onboarding/Set-Up Fee, which covers property entry, documentation processing, compliance verification, and preparation of your home for management. All other fees are deducted from rent when collected. -
Which plan is best for out-of-state owners?
We strongly recommend the Full Management Plus Plan for out-of-state owners. It provides enhanced protection—including the Eviction Pledge, extended placement guarantees, and higher coverage levels—ensuring your property is fully supported without needing to be physically present. -
Are there any hidden or surprise fees?
No. We believe in transparent, upfront pricing. All fees are clearly listed on our pricing table. There are no junk fees, percentage markups, or unexpected charges outside of what is stated in your management agreement. -
How are leasing fees collected?
Leasing fees are deducted from the first month’s rent after a new tenant signs the lease and moves in. You never pay leasing fees upfront or out of pocket. -
What is the Eviction Pledge, and what does it cover?
The Eviction Pledge is included in the Full Management Plus plan and covers specific costs associated with non-payment-of-rent evictions, including:
- JP Court filing fees
- Broker representation fees
- Writ of Possession fees
- Set-out/move-out assistance (up to $500)
It does not cover jury trials, property damage, lost rent, or cases escalated beyond JP Court.

Can I switch plans later?
Yes. Owners can upgrade or change plans at any time with standard notice, as long as the property is not in an active eviction or legal process.
Most owners begin with Full Management and later upgrade to Full Management Plus for added protection.

What is included in the Full Management Plus plan?
Full Management Plus includes everything in the standard Full Management plan, plus:
- Eviction Pledge (non-payment protection)
- Extended tenant placement guarantee
- Higher animal pledge coverage

Is there a cancellation or termination fee?
No. There is no termination fee under either Full Management plan.
We believe our service quality—not a cancellation penalty—should determine your decision to stay.

Why do you charge a maintenance coordination fee?
Maintenance coordination requires communication between tenants, vendors, and owners; documenting work orders; verifying vendor completion; ensuring Texas Property Code compliance; and maintaining repair history.
The fee covers administrative labor for each work order, not the repair itself. A $25 work order completion fee applies to each coordinated repair.

How long is the tenant placement guarantee?
- Full Management: 12-month tenant placement guarantee
- Full Management Plus: 24-month tenant placement guarantee
If a tenant placed by us breaks the lease or must be removed within the guarantee period, we place a new tenant at no additional leasing fee.

Do you charge market up on maintenance or repairs?
No. We do not add markup to vendor invoices. You pay the vendor’s actual fee, and we coordinate the job.

Owner disbursements are sent by ACH deposit each month, typically on the 10th or next business day after your tenant’s payment clears banking timelines.
