We make rent payments easy and convenient for tenants through our 24/7 online tenant portal, where residents can:

Encouraging online payments helps us pay owners out faster and provides accurate, trackable records.
If a tenant misses the grace period, we promptly send proper notices, assess late fees according to the lease, and ensure all steps follow Texas legal requirements.
If a tenant stops paying altogether, we are experienced in the eviction process and have the structure in place to resolve the issue and re-rent the property quickly.
Rent Collection Policies
Clear, consistent, and aligned with Texas law
- Rent is due on the 1st of each month and late after the 3rd.
- A “Notice to Vacate” is issued if rent is not received by the next business day after the 3rd.
- We will file eviction on or around the 10th if rent remains unpaid.

We use a third-party pet screening service that checks for breed restrictions, vaccination records, and pet behavior history. We also charge pet deposits and/or pet rent to protect your property. -
What’s your eviction rate in Fort Worth compared to others?
We rarely have to file. Thanks to our screening process and clear expectations upfront, our eviction rate is consistently below 1% — far lower than the local average. But if it ever becomes necessary, we handle everything start to finish. -
How often will I hear from you?
As often as you want. Some owners prefer quarterly check-ins, others want monthly updates. During leasing or maintenance issues, we’re in touch more frequently. You’ll also have 24/7 access to your owner portal — but if you want to call and talk to a real person, we’re here for that too.

Eviction

Our Full Management Plus plan covers up to $3000 in pet damages, caused by any pet we've approved and screened through PetScreening.com (beyond the security deposit), excluding human-related damages and while reserving the right to pursue tenant neglect. See Management Plans for Details.

We want you to be happy! If for any reason you are not completely satisfied with our services, you can cancel your management agreement at any time and without penalty.
Results Pledge
We don’t collect a dime until you get paid! You can rest easy knowing that we are working hard to find the best tenant for your investment and you will not pay us until you get results.
Leasing Pledge
Our leasing pledge states that if a tenant does not fulfill at least 9 months of a lease term, we will find you a new tenant for free.
